Superintendent – Multifamily Construction
Orlando, FL / Tampa, FL / Jacksonville, FL

Position Purpose

Provide overall leadership for on-site field administration/supervision and technical management for all construction operations, including direct supervision of foreman, subcontractors, and other construction related personnel. Directing them in planning, coordination and execution of work on time, within budget, attaining or exceeding profit goals, maintaining a safe work place, promoting and enhancing client relationships.

  • Maintains a robust understanding of safety requirements for all aspects of the site, including pre-planning, monitoring of construction activities and site conditions, and taking corrective actions to non-compliant work.  Driving the company’s initiatives on a daily basis with the trades/subcontractors.
  • May instruct others on projects or assignments without management responsibility for company employees.
  • Seeks out knowledge of specific construction trades and an awareness of their technical capabilities. Applies this awareness to problem solving.
  • Manages the delivery of commercial outcomes by ensuring subcontractors are clear about the performance expectations for their role and effectively addressing any performance issues in a timely manner.
  • Is accountable for raising any concerns relating to compliance implications for the team or project.
  • Delivers to quality expectations by understanding the deliverables, consistently test quality of work in progress to minimize rework through daily monitoring of resources including manpower, materials and temporary works against project plan.
  • Develops project sequencing logic, identifies and manages associated temporary works.
  • Adheres to timelines and manages workflow according to demand.  Can develop well-structured and realistic work plans with clear breakdown of tasks. Allocates own time and resources effectively.
  • Has a solid understanding of the skills and expertise of the broader team and harnesses the relevant professionals to maximize success.

General Background and Minimum Requirements

  • 4-year degree in an accredited industry related curriculum, or experience equivalent to a 4-year degree
  • Six plus years of construction related experience
  • Demonstrated proficiency managing site activity, labor relations and union agreements, anticipating and resolving field related issues, establishing and enforcing site schedule
  • Prior success managing site safety and insurance risks
  • Demonstrated prior success in the simultaneous management of multiple small scale construction projects or single individual construction projects
  • Proficient in the use of basic computer applications and software such as MS Office and construction scheduling programs as used by the company
  • Multifamily project experience
  • Proven staff training abilities on technical issues as well as company policies and processes
  • Ability to safely navigate conditions present at a construction site, including climbing ladders, cluttered areas, working in bad weather, hazardous areas, dark conditions, and maneuvering uneven surfaces etc. for the purpose of inspecting progress

Assistant Superintendent – Multifamily Construction

Position Purpose

Provide assistance with overall on-site field administration, supervision, and technical management for all construction operations including direct interaction with foremen, trade/subcontractors and other construction-related personnel. Assist with the planning, coordination, and execution of work on time, within budget, attaining or exceeding profit goals, maintaining a safe workplace, promoting and enhancing client relationships and the company image. Assist the project superintendent with the construction of a project from demolition, excavation and foundation phase through actual construction then turnover.

  • Maintains an understanding and awareness, managing to the Global Minimum Requirements (GMRs) for all aspects of the site. Including pre-planning, monitoring of construction activities and site conditions, and taking corrective actions to non-compliant work. Communicates company’s EHS initiatives on a daily basis to the trades/subcontractors. 
  • Provide direction to trade persons and subcontractors by coordinating plans, specifications, and schedules to ensure quality and on-time completion of work. 
  • Uses judgment to apply awareness of technical capabilities of specific construction trades when problem solving.  
  • Delivers to quality expectations by understanding the deliverable and applying the appropriate process to maintain accurate construction documents, including drawings, specifications, schedules, detailed project records and non conformance reports. 
  • Consistently tests quality of work in progress to minimize rework through daily monitoring of resources, including manpower, materials and temporary works against project plan. 
  • Works with site customer representative, site foreman and appropriate project staff to remedy quality issues as quickly and cost efficiently as possible. 
  • Develops strong relationships with project stakeholders, including subcontractor foremen, through friendly, professional, and supportive approach. Operates in a collaborative manner, involving others in idea generation and decision making. 
  • Actively seeks exposure to varied projects and different stages of the project lifecycle.  
  • Has a solid understanding of the skills and expertise of the broader team and harnesses the relevant professionals to maximize success. 
  • Has an intermediate understanding of engineering and construction principles. 
  • Aids in the preplanning of work with subcontractors in order to maximize efficiency and minimize risk. 

General Background and Minimum Requirements

Project Manager – Multifamily Construction

Position Purpose

The Construction Project Manager (PM) will be responsible for providing coordination and management for construction projects. The PM will coordinate with internal departments, vendors, contractors and designers to construct a project on time and within approved budget.

  • Develops a cost-effective plan and schedule for completion of project following a logical pattern for utilization of resources.
  • Selects and coordinates work of subcontractors working on various phases of the project.
  • Oversees performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed.
  • Is responsible for proper administration of construction contracts and for obtaining all necessary permits and licenses.
  • Supervises assistant managers, reviews their reports, checks on any reported difficulties, and corrects any safety violations or other reported deficiencies.
  • Tracks and controls construction schedule and associated costs to achieve completion of project within time and monies allocated.
  • Reports to owners and architects about progress and any necessary modifications of plans that seem indicated.
  • Perform other jobs as assigned.
  • Coordinate with Project Superintendent in development of a schedule, project site logistics plan and reporting for project.

  • Monitor project costs and Job Cost Report
  • Analyze and forecast quarterly Total Cost Projection reports
  • Monitor and training of all personnel associated with assigned project (s)

  • Buyout and full construction administration of project(s) to close-out

  • Develop and maintain effective relationships with vendors, subcontractors and owners

General Background and Minimum Requirements 

  • Bachelor’s Degree in Construction Management or Engineering preferred
  • 7+ Years of Experience in multi-family construction
  • Advanced knowledge of construction principles/practices required
  • Experienced dealing with subcontracts, subcontractors and/or self-perform work
  • Experience leading successful project team, including development of employee and maintaining relationships with external entities
  • Ability to read, analyze, and interpret blueprints, building codes, specifications, regulations.
  • Ability to present information in public and write correspondence and reports.
  • Computer proficiency Sage 300 and Procore a Plus.
  • Ability to perform calculations necessary to produce or interpret budgets, budget forecasts, discounts, percentages, costs per square foot, and other basic algebraic functions. Ability to create basic formulas for spreadsheet applications. Proficiency with Excel essential.
  • Good oral and written communication skills. Be able to handle stressful situations in a calm matter.
  • Must be able to make decisions and judgments based on situational analysis.
  • Ability to manage all internal and external relationships in a professional manner.

Assistant Project Manager – Multifamily Construction

Position Purpose

The Assistant Project Manager (APM) will report directly to the Project Manager and the Vice President of Construction. The APM will work closely with job-site staff, main office staff, vendors and subcontractors to ensure the seamless completion of company’s multifamily construction projects.

  • Assist with project buyout Manage material and equipment procurement and expediting
  • Make schedule revisions and distribution
  • Schedule, participate in, and document all project coordination meetings
  • Process RFI’s, Submittals, Change Orders, etc.
  • Process and maintain document logs: RFI’s, submittals, etc.
  • Project cost review, reporting, updating, and accounting
  • Monitor and document job site and accident prevention
  • Update and maintain all sets of drawings, specs, and logs
  • Document punch list work
  • Manage project closeout: tracking documentation

General Background and Minimum Requirements 

  • Bachelor’s Degree in Construction Management or related field preferred.
  • Excellent attention to detail.
  • Strong verbal and written communication skills.
  • Proficient in MS Office, including Outlook, and Excel.
  • Experience with MS Project or similar scheduling software preferred.
  • Experience with Procore preferred.
  • Candidates must be a positive team player who is willing to learn.
